Market Update - Sales at Metro as of Feb 21, 2010

Sales at Metro as of February 21:
Acadia condominium - 5 two bedroom units with the selling price range between 319k and 394k and 2 one bedroom units for 180k and 227.5k.
Marquis - 6 one bedroom units between 209k and 249k and 5 two bedroom units between 279k and 339k.
Circle Woods - 2 townhouses for $324,900 and $395,000. They are about 27 years old.
Country Creek: 1 townhouse built in is on the market for 485k - three level 3 BR 2 1/2 BA.;
and another townhouse built in 1995vfor $687.9. The latter has a garage.
Virginia Center- townhouse for $649,000. The house has a 2 car garage.
Also close to the metro is a detached house (rambler) built in 1950 for 506k. It is a tear-down, but in a very good location. Investors welcome.
And lastly, there is a newer detached house for 789k. It has 4 bedroom 4 1/2 ba.
All the above properties are just steps away from the Vienna metro. Some are short sale.

Sales at Vienna Metro

Sales market at walking distance to the Vienna Metro -
With the snow storms that we had, people seriously started thinking about living within a short walking distance to a metro. Vienna metro is attractive also because of proximity of major roads, shopping, best schools and a choice of various housing options.
This is what you can find today within steps to the Vienna metro:
condos: 1 bedroom - 5 units - from 209k to 239k in the Marquis and Acadia
2 bedroom 3 units - from 319k to 325k in the Marquis and Acadia
3 bedroom - 1 unit - in Hunters Branch - 425k
townhouses with a garage: 650 - in Country Creek
without a garage - 324k and 383k in Circle Woods
detached houses - 506.5k built in 1950 - rehab or tear-down;
790k built in 2004 - 4br/4 1/2 ba
A couple of these are short sales.

There are 17 properties under contract - again for properties less than half a mile to the VIenna metro station. 3 have been sold since Jan 1 within 40 days. Several could not get financing.

The market is still very slow. It is expected to become alive in end-February/ early March. Meanwhile, many buyers are still on the fence waiting to see what will happen next.
Here is what one can find at the Vienna metro.

4 2 bedroom units in the same subdivision from $300k to $394 k
1 3 bedroom unit in Hunters Branch - $425k.

What to Expect in 2010

We are starting the New Year with mixed feelings and uncertainty. As we saw last year, the housing sector is still struggling to get out of depression. We all know that it is a vital component of the economy. We understand that if mortgage interest rates get out of control and start escalating, it will cause the housing sector to collapse. While the most recent data shows positive housing trends, in the affluent parts of Northern Virginia close to a metro station in particular, analysts attribute the positive movements to artificially low mortgage interest rates tied to the Fed buying of mortgage bonds.
What to expect in the New Year? Most likely, already before the end of the year the rates will be 1+ point higher. May this affect your buying power? Absolutely. Besides it will be (and already is) very difficult to qualify for a loan.
Now is a great time to take advantage of rates at these historically favorable levels. Before you start looking for a property, make sure to talk to a reputable lender, get a preapproval letter and then start working on the paperwork for the lender to be able to approve you subject to a contract and appraisal. Rentals and Sale at the Metro

Update December 14: there are 15 properties for rent at a radius of 0.5m within the Vienna metro station. One bedroom condo starting from $1,350/mo, 2 bedroom condo - from $1,650/mo and townhouse -from $2,000 to $2,795/mo. All the properties are within walking distance to the metro.

If you are smart and want to buy, you may find 1 bedroom condos in Acadia and Marquis from $229,000; 2 bedroom condos from $300,000 and townhouses from $324,000 to $665,000. There are no foreclosures next to the metro on the market, however 5 properties are short sale - and all just steps to the metro. 2 of them are 1 bedroom condos, 2 are 2-bedroom units and 1 - a townhouse. Needless to say, that short sales take longer and require a lot of processing. You have to be selective when chosing a realtor to work with. Get one who is knowledgeable in these transactions. And again if you are thinking of putting your property on the market while being "under water" - make sure to talk to a professional. Call me if you need help.

August Sales

RISMEDIA, September 28, 2009—Existing-home sales in the USA in August 2009 gave back some of their strong gain in July but remain above year-ago levels, according to the National Association of Realtors®.

Existing-home sales- including single-family, townhomes, condominiums and co-ops- declined 2.7% to a seasonally adjusted annual rate of 5.10 million units in August from a pace of 5.24 million in July, but remain 3.4% above the 4.93 million-unit level in August 2008. In the previous four months, sales had risen a total of 15.2%.

Update - September 7

Today, there are 5 properties very close to the metro that are offered for short sale. 4 of them are condo units, and one is a townhouse. The townhouse is an end unit - for less than 450k. 3 bedrooms 2 full baths and 2 half-baths. In excellent condition! So, if you are prepared to wait for 3-4 months, and if you have an experienced short-sale agent - make an attempt. It is worth it. Need guidance? Call me.

Regular sales - there are 8 other properties for sale. Most of them are condo units : from $350k to $380k for a 2 bedroom unit. All of them are right across the street from the metro.
You can also buy townhouses - from $400k to $690 - depending on the size and age of the property. And a single family house for $795k - built in 2005; 4 bedrooms and 4 1/2 baths.

For people who are looking for a rental, there are quite a few units for rent: from $1,350/mo for 1 bedroom to $1,900/mo for 2 bedrooms. And several townhouses (all at walking distance to the metro) - from $2,000/mo to $3,100/mo.
